Pricing an Asheville apartment or condo move

A multi-unit move plays by a different rulebook than a house, and around Western North Carolina the apartments and condos we price split into two types whose numbers barely resemble each other.

Two jobs sharing a name

The walk-up sits two or three floors above the entrance in downtown Asheville, the River Arts District, or Hendersonville; cost rides on the flights, the tight landing turns, and a slick winter entry.

The managed or gated address meters on paperwork: the certificate of insurance, the elevator hold, and a gate code squared away before the date.

Type of unit Movers and vehicle Flat rate you can expect Notes on access
Studio upstairs unit (2nd-3rd floor) 2 movers, 1 truck $500 – $850 Cramped apartment stairs, gate access cleared
1-bedroom condo with elevator 2 movers, 1 truck $650 – $1,150 Freight-elevator block reserved
2-bedroom upstairs apartment 2 – 3 movers, 1 truck $1,050 – $1,800 Two or three flights, gate and winter-staged carry
2-3 bed managed or gated unit 3 movers, 1 truck $1,500 – $2,700 COI filed, elevator slot or service door booked

Why the elevator unit rarely wins

An elevator should beat a walk-up since no one hauls a couch up stairs, but more often the building’s rules eat the savings. Downtown Asheville high-rises and managed communities across Buncombe and Henderson counties routinely ask for:

  • A certificate of insurance on file before move day, which we file so the desk or gate never turns the crew around.
  • A reserved elevator window, typically two to three hours; overshoot it and you wait or get bumped to a later date.
  • A designated dock or service entrance, often locked to a move-in slot the building holds you to by the minute.

Keeping the number straight

Walk-ups are charged the actual labor the stairs take, no per-flight surcharge, with the carry routed around winter ice. For managed and gated places the certificate and elevator hold are already baked into the figure.

One written number, our own crew

The crew is our own W-2 movers, never temp help. By federal rule your default is released-value protection of 60 cents per pound; add full-value protection for roughly 1 to 3 percent of the value you declare. Give Hannah Whitford the building and the floor, and a real number gets put in writing.

Date set? We handle the rest.

Send over the two ZIPs and the week you have marked, and that same day one plain flat rate comes back — already with the resident-permit parking and the downtown loft COI folded in.
